Important Information for Our Stakeholders

As the COVID-19 situation evolves in Australia, OSK Property continues to monitor the situation and take appropriate action.

Our priority is to protect the health, safety and wellbeing of our people, customers, partners and stakeholders. Accordingly, we are frequently reviewing and following the advice of the Federal and State Governments. We will continue to review our response as the situation unfolds.

Below follows an outline of how we are adapting our operations to mitigate risk.

Apartment Inspections

Melbourne Square’s apartments and display suite remain open for prospective purchasers and tenants to visit. However, we have made a number of key changes:

  • Reflecting social distancing advice, we require prospective purchasers and tenants to make private appointments to inspect apartments or to visit our display suite. We will not be holding public open for inspections for the foreseeable future.
  • If you have cold or flu-like symptoms, we ask that you stay home and reschedule your appointment for another time.
  • We will require any prospective purchasers and tenants to register their details with our sales and leasing agents prior to attending Melbourne Square as part of tracking measures recommended by health authorities.
  • Across all our spaces we have increased the frequency of cleaning and are providing access to hand sanitation products for all visitors.

Settlements

The timelines for our planned settlements will not be impacted and our construction schedule is on track. If your settlement has been scheduled it will proceed in-line with the timings that have previously been communicated.

We understand that COVID-19 may impact the ability of some buyers to attend pre-settlement inspections. We invite those impacted to contact us directly so that we can accommodate your needs. We will be looking at a range of measures to support purchasers impacted and welcome discussions directly with those who have concerns.

For our purchasers arranging pre-settlement inspections, valuations or collecting keys, please note that you will need to book an appointment with the MSQP Settlements team by emailing settlements@msqp.com.au or calling 0417 786 472. For the foreseeable future, the display suite will not be manned at all times to cater for ad hoc key pickups. Given current social distancing guidelines, please ensure that inspections are kept to a maximum of two people per visit.

Repairs and maintenance

As a response to COVID-19 outbreak and in order to comply with current State and Federal requirements, Multiplex have implemented a defects and maintenance works strategy to minimise the risk of exposure to COVID-19 of both residents and construction personnel. As part of the strategy, only defects and maintenance works that require immediate response and which implicate life systems or major property damage will be completed until further notice. Examples of these type of maintenance work include sewer leaks, major plumbing leaks or gas leaks. 

If the repair or maintenance is deemed as requiring an immediate response contact will be made to the resident and a form will be sent requesting a signed declaration regarding potential exposure to COVID-19.  Any construction personnel that are required to attend the defect will also have to complete the signed declaration form.

Once the above has been completed a time will be organised to complete the required maintenance urgently. We apologise for any inconvenience and thank you for your patience during this time.

Construction

Melbourne Square occupants and visitors can be assured that the risk of COVID-19 transmission from the construction team on site is being carefully managed by our builder, Multiplex. In the event of a confirmed case on the building site, there is a clear plan regarding isolation, tracking for close contact and cleaning of the worksite.

Following a recent case of COVID-19 among the construction team, this process was enacted, those working in close contact with the person asked to self-isolate and the site fully cleaned and sanitised. Upon appropriate clearance from the health authorities the site has since been reopened for works to continue. The worker involved is confirmed to have been working in an area of the building with no exposure to residents. We want to reiterate to Melbourne Square occupants that the risk of transmission is being carefully managed in a number of ways as outlined in this statement, in addition to protocols being followed by Multiplex, including (but not limited to) separate lifts and entrances for occupants and construction workers.

General Advice

The areas of Melbourne Square that have been handed over to residents are under the stewardship of the Building Manager (Pacific Building Management Group) and Owners Corporation (Engine Property Group), both of which are implementing plans in response to the virus.

This includes an increase in the frequency of cleaning, providing hand sanitisation stations and anti-bacterial wipes in public areas, as well as sanitising lift buttons and frequently used common property door handles twice hourly.

As a precaution, Building Management has also closed all of the level eight shared amenities and common areas including dining rooms, cinema, gym, toilets and more for the foreseeable future.

We are encouraging all of our partners and people on site to practice high standards of personal hygiene; respect social distancing advice; and comply with government direction on isolation.
